Hosts need their home and land protected. Guests need privacy, quiet, and a stay that matches what they booked. Some harm cannot be undone — we prevent what we can, ban what we must, and never pretend money restores wildlife or trust.

Wildlife is not optional
I will not hunt, trap, harm, kill, or harass wildlife (including fish taken outside host-allowed fishing rules) on this property. Wildlife on the host’s land is not mine to take.
This is the first checkbox on every private stay agreement. Killing or harming animals on a host’s land is severe abuse — not a cleaning-fee dispute.

- ▸ Hosts may not require guests to sign, click, or complete any additional contract, waiver, ID upload, or payment outside Immerse after a booking is confirmed. All requirements must appear in the listing and the pre-payment agreement screen.
- ▸ If a host demands a post-payment side agreement as a condition of the stay, the guest may cancel and request a full refund. The host may lose listing privileges.
1. Verification
Government ID is required to book or host private stays — in the app, not in a host email after payment.
2. Expectations before anyone pays
- Quiet hours: 10:00 PM – 7:00 AM (voices low, no amplified sound)
- Max guests: 4
- Generators: not allowed
- Wildlife: protected — see required rule above
- Sites are spaced for solitude. Host will not enter the site area during your stay except for emergency or agreed check-in.
3. Two-sided ratings
Reviews held until both sides submit or 14 days pass. Severe abuse is handled under a separate ban path — not a mutual star rating.

4. Immerse Care — and its limits
Status: planned
Financial path (hosts)
- ▸ Damage to listed structures, gates, fencing, and site fixtures during a booked stay (subject to policy limits)
- ▸ Extra cleaning when a guest leaves the site outside Leave No Trace standards
- ▸ Support path for unresolved guest issues after the stay

Irreversible harm
Immerse Care does not claim to make anyone whole for irreversible harm — including killed wildlife, destroyed heritage trees, or similar losses. In those cases our role is: immediate account ban for the responsible guest, help preserving evidence, and clear guidance to contact law enforcement and wildlife/conservation officers. Money is not a substitute for what was lost.
5. When something goes wrong
Ordinary issues: message → claim → deposit / Care. Severe abuse of land or wildlife: ban, evidence, law enforcement — not a mediated “both sides” chat.
